In my experience with bears they generally don't hang around human habitation unless there is an incentive and then they can be quite pesky. I would suspect the bear is smelling food. Has your friend been at this place long? I'd freeze all food scraps or remove ithem immediately. If it were me, I would call fish and wild life to get it removed safely, for your friend and the bear, because once a bear becomes a problem they are put down.

In the meantime, a large shotgun makes a lot of noise. Other noise making tools would help. Hang clattering things around on bushes. Carry two large sticks around with you at all times so that you will appear larger than you are. Firecrackers are effective if you can keep your cool. NEVER RUN from the bear, and especially the cougar. It quickens their predator instinct. Look sideways not fully on and back out of the situation. In the case of the cougar keep pets inside, always walk around your home. Cougars are great stealth animals. You might not know a cougar is next to you.

We generally have a bear meandering through our farm at least once in the spring. They generally don't stay for long. They are off to better places, but cougars are around all of the time. There are certain times of the year I carry a shotgun around, especially at dusk. They don't like loud sounds either. Unfortunately where we are, cougars get put down on a regular basis. One was killed just last week a mile away from us.
